For this client, the holidays are a total flex. Their annual gifts are legendary.
Real estate appraisal is governed by the USPAP manual, a professional Bible so dry it makes a saltine cracker look juicy. It’s an extreme IYKYK club. Now, I’m famously allergic to math and know squat about property comps, but I know a “Do Not Touch” sign is just an invitation to start trouble.
So we subbed the compliance for some much-needed comedy.

TL;DR? Fair enough; it’s a mighty word beast. Well, I read the original and found it dull. So, I re-envisioned it as a guide to “appraising” the holidays. Lots of made-up rules, regulations, Easter eggs, and legal disclaimers later, the client couldn’t help but LOL throughout the presentation.
